Disclaimer
Important information about Inherited Home Buyers, our offers, and the content on this site.
Inherited Home Buyers is a real estate investment company — not a law firm, CPA, financial advisor, or licensed real estate broker. We purchase properties directly. All offers are non-binding until a formal written purchase agreement is signed by all parties. Information on this site is for general educational purposes only. Results vary by property condition, location, and market conditions.
Who We Are
Inherited Home Buyers is a national real estate investment company that purchases residential and mixed-use properties directly from sellers, including inherited properties, estate properties, and properties in probate. We operate in all 50 United States.
Inherited Home Buyers is not a licensed real estate broker, licensed real estate agent, law firm, CPA firm, financial advisory firm, or insurance company. We are a direct buyer of real property.
Nature of Our Offers
Any offer, offer range, or price estimate displayed on this site — including results from our cash offer estimator, property valuation tool, Renovate & Sell ROI calculator, or any other tool — is an illustrative estimate only. It is not a binding offer, contract, commitment, or guarantee of any kind.
A binding purchase offer is made only through a formal written purchase agreement signed by an authorized representative of Inherited Home Buyers and accepted by the property seller(s). No oral representation, email, text message, website display, or calculator result constitutes a binding offer.
Actual offers are based on a comprehensive review of the property including: comparable sales analysis, property condition assessment, title review, local market conditions, carrying costs, renovation estimates (where applicable), and other factors. Actual offer amounts may be higher or lower than any illustrative estimate displayed on this site.
Not Legal Advice
Information on this site relating to probate, estate administration, executor duties, co-heir situations, trust administration, title transfer, and related legal topics is for general educational purposes only. It does not constitute legal advice and does not create an attorney-client relationship between you and Inherited Home Buyers.
Estate and probate laws vary significantly by state and are subject to change. The information on this site may not reflect the most current legal developments in your state. You should not act or refrain from acting based on any legal content on this site without first seeking the advice of a licensed attorney in your state.
Inherited Home Buyers does not provide legal representation and cannot advise you on your legal rights, obligations, or options in connection with an estate, probate proceeding, or real property matter.
Not Tax or Financial Advice
Information on this site relating to capital gains taxes, step-up in basis, inheritance taxes, estate taxes, depreciation, 1031 exchanges, and related tax topics is for general educational purposes only. It does not constitute tax advice, accounting advice, or financial planning advice.
Tax laws change frequently and vary by state and individual circumstance. Calculator results for capital gains, inheritance tax, estate tax, and step-up in basis are illustrative estimates only. They do not account for your specific tax situation, recent law changes, or factors that a licensed tax professional would consider.
Before making any decision to sell an inherited property, you should consult a licensed CPA, enrolled agent, or tax attorney familiar with the tax laws of the state where the property is located and your individual tax situation.
Renovate & Sell Program Disclosures
The Renovate & Sell program offered by Inherited Home Buyers is a real estate investment arrangement in which Inherited Home Buyers funds and manages property renovation and subsequently lists and sells the property, sharing net proceeds with the seller according to a written agreement.
Participation in the Renovate & Sell program requires execution of a written profit-sharing agreement specifying renovation scope, budget, timeline, profit-sharing percentage, and other material terms. No Renovate & Sell arrangement is binding until such agreement is fully executed.
Projected net proceeds under the Renovate & Sell program are estimates based on current comparable sales and renovation cost projections. Actual net proceeds depend on final sale price, actual renovation costs, selling costs, and market conditions at time of sale. Inherited Home Buyers does not guarantee any specific net proceeds amount under the Renovate & Sell program.
The Renovate & Sell program is not available in all markets. Property eligibility is subject to Inherited Home Buyers' underwriting criteria.
No Guarantee of Purchase
Inherited Home Buyers' review of a property submission, generation of a cash offer estimate, or communication with a potential seller does not obligate Inherited Home Buyers to purchase any property. All purchases are subject to satisfactory completion of due diligence, clear title, execution of a formal purchase agreement, and other conditions.
Inherited Home Buyers reserves the right to decline to purchase any property for any reason or no reason.
Individual Results May Vary
Testimonials, seller stories, and case studies on this site reflect the experiences of specific sellers in specific circumstances. They are illustrative of possible outcomes and are not guarantees of results. Your experience may differ significantly based on your property's condition, location, title status, estate complexity, local market conditions, and other factors.
Any stated closing timeline (including "as little as 10 days") represents the fastest timeline achieved under optimal conditions and is not a guarantee of a specific closing timeline for your transaction.
Partner and Referral Disclosures
Inherited Home Buyers may refer sellers to third-party professionals including estate attorneys, probate attorneys, financial advisors, estate CPAs, and other service providers. Inherited Home Buyers may receive compensation when sellers engage these referred professionals.
Inherited Home Buyers does not endorse, warrant, or guarantee the services of any referred professional. Referred professionals are independent practitioners and not employees, agents, or partners of Silver Lining Home Buyers.
In accordance with the FTC's Endorsement Guides (updated June 2023), material connections between Inherited Home Buyers and third-party partners are disclosed in proximity to relevant content and CTAs on this site.
State-Specific Real Estate Disclosures
Real estate purchase laws, disclosure requirements, and buyer obligations vary by state. Inherited Home Buyers complies with applicable real estate laws in each state where it purchases property. State-specific disclosures required by law will be provided in the formal purchase agreement for transactions in those states.
Inherited Home Buyers is not a licensed real estate broker and does not represent sellers in a brokerage capacity. Sellers are encouraged to consult a licensed real estate attorney or agent in their state before entering into any purchase agreement.
